Our work with Dewey Ballantine began in the late 1980’s. Our first assignment was to help the firm evaluate whether to move from its longtime downtown home in a building that Governor Dewey had a hand in designing. In 1989 the decision was made and the firm moved to 1301 Avenue of the Americas. The transaction we crafted was so flexible that we re-negotiated it (favorably) even before occupancy was taken, to enable the landlord to accommodate other tenants.
We re-negotiated the lease a second time to enable the landlord to sell an interest in the building to Credit Lyonnais, who also leased space in the building and placed their name upon it. That effort won for us one of our record seven Deal Of The Year awards.
We re-negotiated the lease a third time to enable the landlord to bring investment bank Wasserstein Perella into the building, in the process winning another Deal Of The Year award and setting the stage for the most recent re-negotiation of the lease, in 2003, which was the largest transaction that year in the landlord’s national portfolio of properties (Equity Office Properties Trust, landlord).
We have also consulted for the firm in other cities, most recently being retained to handle the possible renewal or relocation of the firm’s Washington, D.C. office.
